Rarely does a project the size and significance of Barangaroo arise on the Australian construction landscape. The mixed waterfront development, nestled in the CBD on Sydney Harbour, brings together a new public headland park and a flourishing community and commercial precinct covering a vacant 22 hectare industrial site.
Environmentally Sustainable Design (ESD) and energy efficiency were key objectives for Lendlease, the developer and the design and construct project manager, and underpin NDY’s (NDY) appointment to the site’s three high rise commercial towers. 6 Star Green Star Office Design and As Built (v3) and NABERS 5 star plus ratings were targeted as a minimum.
NDY was appointed as the lead services consultant for International Towers Sydney with specific design responsibility for building services and specialist technology. Total NLA for the commercial office towers was 268,000 m²:
- T1 = 101,700 m²
- T2 = 88,200 m²
- T3 = 77,900 m²
NDY worked closely with world renowned architects Rogers Stirk Harbour + Partners and Lendlease’s design team to integrate the original development concepts into the building form, helping to achieve the sustainability targets.
NDY’s design incorporated an active and passive chilled beam solution coupled with 100% fresh air, non-recirculatory supply air systems.
