Lindsay Kenny LLP (LK) wanted to redefine their traditional office space. Their vision for this new workspace included contemporary, high-end aesthetics that reflected their success and also catered to the intricate needs of legal professionals. Privacy, collaboration and productivity were key considerations.

Located at 401 West Georgia, the project encompassed an overhaul of a 10,000 ft2 space on floor 15 of the 39-year-old building. With 26 individual offices, meeting rooms, open plan areas and a breakout space, our goal was to seamlessly integrate modern amenities while providing occupants with a functional workplace.

Our acoustics design focused on interior walls to ensure speech privacy between rooms, selecting wall and floor finishes to comply with best practice reverberation standards in meeting rooms and private spaces. Additionally, we performed calculations to verify performance of mechanical equipment and mitigate noise to create a peaceful work environment.

We upgraded the building’s existing variable air volume (VAV) system to meet the latest standards and provide efficient air supply to the office. Instead of a typical central HVAC system, each office now has an innovative open-plan VAV system with electronic diffusers for accurate control.

A unique feature in the commercial office market, this allows everyone in these spaces to adjust their own temperature without affecting the system’s efficiency.

The aim for plumbing was primarily to provide essential amenities such as dishwashers, sinks for kitchenettes and hot and cold water taps for beverages, while the bathroom facilities were part of the base build. For the LK fitout, NDY’s efficient design minimised the length of piping by coordinating pipe routes from the riser to the tenancy.

As with many refurbishment projects in older buildings, the main challenge was outdated base building drawings. However, when we discovered discrepancies between the actual layout and the initial designs during construction, we quickly verified details on-site and made necessary adjustments. For example, VAV boxes were found in different locations than shown on the drawings, so our team redesigned the ductwork to ensure the box did not require relocation. This proactive approach ensured minimal disruption and upheld project timelines.

The transformation of LK’s 401 West Georgia office has successfully redefined their traditional workspace. The new design meets the specific needs of legal professionals and enhances their day-to-day experience with modern amenities and functional spaces.
