Summerset engaged NDY to design apartments in a residential building within a retirement village in Ellerslie, Auckland.

NDY delivered other projects for Summerset, including a much larger apartment complex in Auckland, as well as the main buildings of their villages located in Kenepuru and Papamoa. Summerset at Heritage Park was a new type of venture for our client, and they requested project applicants also become a part of their consultant panel.

Summerset, Heritage Park is a multi-storey apartment complex in Auckland consisting of over 230 apartments within three towers, consisting of two six level and one seven-level buildings. The complex includes a mixture of one, two and three bedroom apartments and penthouses in an existing retirement village.  The building also includes a fully enclosed carpark for tenants and a covered link to the main building. This complex was also one of the first Summerset buildings to use LED lights.

The project was initially a challenge due to the lack of available space for services, particularly within the ceiling space in terms of a small slab to slab height and a specified ceiling height. Each apartment had its own air conditioning and ventilation system, which meant detailed coordination was required with both the structure and other services. As the project developed, changes were made by the client and the architect resulting in the structure of the building changing. To accommodate these changes, NDY ensured the design was as compact as possible whilst guaranteeing that equipment was located within voids between the structural beams — all in a cost effective manner.

As a result of our work on the project, NDY’s project team has subsequently delivered more projects for Summerset in different areas of New Zealand. Our work on Summerset at Heritage Park set the blueprint for the client’s future apartment complexes and showed how future projects can be improved.
