Dating from the late 19th century, 6-8 Greencoat Place was originally constructed as warehousing to serve an adjacent Army & Navy store. The refurbishment project, totalling 32,000 ft2, is trademark Derwent, with many of the original building features restored and preserved as a new office and reception area.

NDY provided consultancy services from feasibility through tender design and to practical completion. Our team commenced with a study to determine options for the building, with the aim of maximising the value of the office floor plates whilst minimising interventions to the existing building. Key interventions developed during this period included rearranging the stair core down to the basement level to allow access to new cycle storage facilities.

The existing services within the building were at the end of their useful life and required comprehensive replacement. Our team upgraded the building’s services to be more energy-efficient by installing VRF air conditioning, which performs better than the old chillers and boilers. This new system provides heating and cooling across the building. We’ve also installed efficient LED lighting. Air handling plant with improved specific fan power have also been installed to reduce energy loss through ventilation systems. These upgrades have improved the buildings EPC rating from EPC D to an EPC B rating.

The renovation has modernised the building, showcasing exposed services up high while using floor-mounted fan coil units. The design offers a contemporary and spacious feel, with the added advantage of uncluttered ceilings for the tenants.
