Located within the growing Bridgeport Complex, real estate developer Chunghwa Investment’s new 11 storey office tower holds its own, standing tall among the natural beauty of surrounding water systems and mountain ranges.

Striving for a building that is both visible and iconic, Chunghwa aimed to meet demand for office spaces in Richmond, Canada. This 100,000 ft² business centre is the first of 4 buildings in a growing precinct, resting in a prime location for businesses seeking an exceptional workspace.

The building’s mechanical services design ensures comfort, with features including chillers and heating and cooling systems with fan coil units in the ceiling. NDY has strategically hidden these services to align with the architectural vision of clean, modern aesthetics. This creates an attractive, unobstructed exterior, resulting in a building that is not only visually appealing from all directions but also functional and efficient.

Our team also completed energy modelling for the project, which involved different reporting requirements for the light industrial (NECB 2015) and commercial office spaces (Step Code 2). Results from the modelling helped inform the mechanical and architectural designs to ensure an energy efficient solution for Chunghwa Investment.

Developing an empty plot of land with minimal completed infrastructure meant significant coordination and collaboration between all stakeholders was essential, including an increased number of assessments, site visits and reports to research design considerations.

Currently the tallest building in the vicinity, the business centre is a prominent feature of the Richmond skyline and is the first completed building in the Bridgeport Complex. Standing adjacent to the Vancouver-Blaine highway and with existing transport infrastructure accessible nearby, the precinct is witnessing the early stages of population growth and set to flourish into a fully developed and vibrant destination in the coming decade.
