Constitution Place consists of commercial offices and hotel areas across two buildings and a common car park totaling 45,000 m² for the precinct.

Building A (220 London Circuit) has a large atrium bringing light into an open business centre on ground floor. The mechanical systems design incorporates under floor air distribution achieving the architect’s vision of an exposed soffit and is the first WELL Certified™ Gold building in ACT.

Building B (1 Constitution Avenue) is a 12-storey combined commercial and hotel space with A by Adina providing quality accommodation in the centre of the city. Tenants such as KWM, KPMG, Minter Ellison and Evans Dixon fill out the fully glazed commercial space with views across Canberra.

The ground floor consists of food and beverages vendors across both buildings, revitalizing this area of the city.

The WELL v1 Shell and Core rating, awarded July 2022, was a landmark achievement being the first WELL Gold rating in ACT. The rating was achieved through the culmination of many health and wellbeing focused design and construction initiatives including the use of demand control ventilation to respond to indoor CO2 levels, low VOC paints and adhesives, and strict construction management processes; as well as an accessible design, end of trip provisions and stakeholder engagement throughout design and delivery. NDY worked closely with Construction Control to review the 26 preconditions and 15 optimisations implemented as part of the strategy. This involved constant coordination with the subcontractors to ensure all design features were implemented, and communication with the operators and stakeholders to review new policies and ongoing processes.
