25 North Wall Quay, a 1990s office building in Dublin, serves as the corporate headquarters for A&L Goodbody. Recognising the need to enhance sustainability and operational efficiency, owner IPUT Real Estate embarked on a significant redevelopment of the building.

NDY was engaged to implement smart building solutions and sustainable design strategies, central to which, was the NABERS rating system.

NABERS (National Australian Built Environment Rating System) originated in Australia and was introduced to the UK in late 2020. It has gained recognition for its ability to offer certified energy ratings based on actual energy use. While the certification itself is valuable, the real worth of NABERS lies in its methodology and the associated energy savings it facilitates.

Our role included developing a detailed operational energy model and supporting IPUT in authoring their rating achievement plan. This effort ensured that the building’s performance in use would be maximised, aligning with our client’s sustainability goals.

NDY was the smart building consultants for the base building and fitout. The 25 North Wall Quay development aims to utilise the latest technologies to enhance user experience and operational effectiveness. NDY built up the smart building conceptual design through multiple stakeholder workshops, before issuing a technical brief and technology matrix.

The NABERS methodology, combined with smart building analytics, provided a robust framework for continuous improvement, significantly enhancing the building’s sustainability credentials.

The future of energy management lies in the integration of Artificial Intelligence (AI), which can automate the tuning of building systems without human intervention. However, for AI to be effective, there must be a continuous commitment to energy management across both the base building and tenant spaces. NABERS supports this through its energy rating tool, which offers an auditable trail, ensuring that the commitment to energy management is consistent and verifiable.
