Beleura Private Hospital is a 119 bed facility with three operating theatres and a vascular angiography suite. Works at the Hospital consisted of a new staff amenities area, a new operating theatre, six new recovery beds and an upgrade of theatre support areas including CSSD.

The project also included a new 25 bed oncology ward (the Balcombe Ward) which was a modular construction built offsite and sourced domestically, for which NDY provided services design and documentation.

The modular unit was designed as traditional whilst keeping in mind the possibility that it may end up being modular construction. The flexible nature of NDY’s design meant that the final decision for modular construction was easily facilitated.

Other key challenges for NDY on this project included:

  • Retaining existing electrical infrastructure to avoid cost blowouts due to authority easement restrictions, but reconfiguring to suit the new works
  • Investigating the relocation of the external radiology tenancy switchboard and meter panel which is served from an outdoor authority electrical pillar. Relocation was not preferred as it would have resulted in significant additional costs, and shutdowns that would have negatively impacted on business continuity for tenants. The successful solution was to incorporate the switchboard internally into the oncology ward
  • Change from traditional AHU to individual FCU for each room in order to facilitate modular construction for the oncology ward
  • Keeping the hospital (theatres/CSSD/kitchen) operational throughout the upgrade.
