One Central, winner of the International Property Awards’ 2022-2023 Best High-Rise Development in British Columbia, is Surrey’s tallest residential tower at 44 storeys.

The tower is located in Surrey City Centre and within walking distance of grocery stores, recreation centers, cafes, shopping hubs, and a park. One Central includes 550 homes, from studio to 3 bedroom plus den residential suites and townhouses.

The development also offers residents exclusive access to over 27,000 ft2 of reserved amenities spanning five levels:

  • One Club – a 7,640 ft2 rooftop lounge with outdoor barbeque facilities, a gourmet kitchen and dining area, an entertainment room and a sky fitness gym.
  • Business & Living Center – a 1,410 ft2 co-working and study lounge with a private meeting room.
  • The Terrace – a 4,900 ft2 indoor and outdoor family lounge with a party room, a family room, and a dog walk area.
  • The Cube – a 2,150 ft2 two storey modern fitness centre with a yoga studio on the upper level.

The development was originally designed as a standalone self-sufficient building. However, during late stages of the project, the City of Surrey requested the use of the Neighbourhood Energy Utility (NEU). Utilising the NEU meant that a central plant had to be placed in the building’s basement to serve multiple buildings in the area. NDY executed a complete system redesign and coordinated with the project team to deliver the requirement within a short time frame.

NDY designed the building’s mechanical services, including the energy recovering ventilators (ERV) of each suite. ERV is an energy recovery process in commercial and residential HVAC systems exchanging energy contained in normally exhausted air of a building or conditioned space, used to precondition the incoming outdoor ventilation air. In warmer seasons, the ERV system pre-cools and dehumidifies; while in cooler seasons, the system humidifies and pre-heats – a sustainable initiative that meets ventilation and energy standards, improves indoor air quality and diminishes total HVAC equipment capacity, thereby lessening energy consumption.
