The first major shopping centre of its kind in Australia, Roselands Shopping Centre opened in 1966 with a large Grace Bros (later known as Myer) department store and a groundbreaking international food court at its heart. With only minor upgrades since initial construction, the refurbishment completed in 2019 has modernised common areas and delivered a major new fresh food precinct for community enjoyment.

Focusing on food produce, supermarkets, dining and entertainment, the project redeveloped the ground floor and level 1 areas, delivering an additional 34 new food court and specialty store tenancies.

Working within the confines of the existing shopping centre was a key consideration. NDY’s design enabled the retention of all existing structural beams and slabs, presenting a challenge to in-ceiling services coordination and acceptable ceiling heights. Using 3D BIM modelling, our team was able to visualise and overcome coordination challenges and clashes before construction commenced.

The redevelopment integrated new and existing life safety systems in order to form one functioning life safety system that complies with current codes. This included the re-use of smoke exhaust systems serving the centre court as well as those serving the south of the mall, whilst maintaining required performance. The age of the building and maintaining tenant operations during works were challenges overcome through careful design, staged programming and consistent collaboration with all stakeholders, resulting in a life safety system that will protect the lives of occupants well into the future.

In order to ensure the success of live environment works through minimised disruption to the ceiling space of existing tenants, NDY performed a detailed examination to confirm that ‘As Installed’ documents were accurate and alternative points of connection of services were noted. Our investigation provided cost effective solutions to challenging design problems and ensured project delivery to a tight programme. As a result, all systems serving the centre remained operational during construction, thereby minimising the impact on tenants and occupants.

The Roselands Refurbishment has delivered improved asset value and rental income for our client, whilst creating a new community hub that can be enjoyed by locals and visitors alike for generations to come.
