The Tesoro 5 residential development is the final building constructed in Vancouver’s vibrant neighbourhood, The Creek. Affectionately known as ‘Tesoro 5’, the 18 storey residential building boasts West Coast modern architecture and stands as a city landmark with 92 units (1, 2 and 3 bedrooms) and 156 parking stalls (within three underground car park floors).
The building features a unique curved facade designed to maximise resident’s views of False Creek, the waterfront and the city skyline. The building also features shared resident amenities including a chef’s kitchen, pools and gym.
With the future in mind, Concert Properties had a clear vision for the design of the residential building. They wanted a reliable mechanical system with cooling towers and multiple chillers that would provide redundancy and operate efficiently. To ensure the seamless implementation of our design and meet the owner’s specifications, our team collaborated closely with the contractors. In addition, NDY provided extended commissioning services to facilitate trouble-free operation in the long term.
The mechanical engineering design for Tesoro 5 encompasses several key elements. NDY incorporated cooling towers, chillers, heat exchangers, fancoils and energy recovery ventilation (ERV) systems to ensure an efficient and robust system that would operate without issue for years to come. Additionally, radiant panels have been installed in public areas. To ensure optimal conditions in the pool area, dehumidification systems have been implemented with heat recovery for improved energy performance. In terms of plumbing, top-of-the-line fixtures have been selected to enhance the overall user experience.
The building is targeting LEED Gold certified under LEED v4 Homes, reflecting both Concert Properties and residents’ commitment to sustainable design. LEED Credits included in our scope include enhanced indoor air quality, energy reduction, water use reduction and enhanced refrigerant management. To promote water conservation, NDY has carefully chosen low-flow plumbing fixtures, while our mechanical system adheres to the rigorous standards outlined in ASHRAE/ANSI standards.
The project delivers luxury waterfront accommodation in one of Vancouver’s most in demand locations. The elegant new homes serve residents needs with sustainable form and function in what is destined to become a local residential icon.
