Owned by Charter Hall and originally constructed in the late 1980s, this building in Kogarah is home to the St. George headquarters.

Spanning 31,000 m² across five levels, the building was operating at a NABERS Office Base Building Energy Rating of 0 Stars. The brief to NDY and the design team was clear: elevate the building’s credentials to a NABERS 4.5 Star Energy Rating and create a workplace that reflects the leading sustainability and modern workplace credentials of one of Australia’s largest banks.

Initially appointed in 2013 to provide a master plan report for all building services, NDY was subsequently appointed for the upgrade of the base building services. NDY was also appointed for all services related to the 26,000 m² internal fitout. Our expertise in energy modelling identified options to improve the base building’s NABERS rating from 0 Stars to 4.5 Stars.

A major upgrade of the metering system was instigated to set a clear demarcation of the base building and tenant energy supply.

To align with Westpac’s focus on innovation, the existing interior workspace was updated to better service building users. The building’s BMS provides operations staff with a range of operational data through an online login. This engages the building occupants, helping them to understand how the building operations change throughout the year and explaining some of the buildings sustainability features.

NDY was key in implementing one of the most advanced controls systems. The democratic trim and respond system has significantly reduced energy usage within the onsite HVAC systems, with the building  outperforming initial predictions.

At the time of completion, Westpac Kogarah was only the third building in Australia to implement this control system, in esteemed company alongside NDY’s North Sydney office and the award winning The Australia Post StarTrack House building in Sydney.
