NDY was engaged to provide consulting engineering services for the refurbishment and rejuvenation works of two adjacent buildings located at 10 & 12 Mort Street, Canberra.

The office space comprises approximately 15,000 m² NLA within the Canberra CBD, and has traditionally been occupied by Commonwealth tenants. The project was designed to reposition the building and maintain its attraction to Commonwealth tenants, with the scope of works including the refurbishment of above ground tenancy areas as well as the base building components and to improve the overall street presence of the buildings.

NDY was responsible for upgrading the lighting throughout the open office area using single tube T5 lamps to reduce energy consumption. Feature lighting was modelled and coordinated to complement architecture in foyers and common areas.

Security services were replaced throughout, using systems and components typically accepted by Commonwealth agencies.

Mechanical services were substantially retained but re-configured to suit an open plan layout, re-commissioned to ensure optimum performance and redundant systems removed. A new tenant condenser water system was added to improve tenant amenity and the life safety systems tested and verified to ensure operation was satisfactory.

The buildings were already delivering accredited 4.5 star NABERS Office Base Building performance. NDY’s ESD involvement included predictive energy estimation based on proposed services modifications to demonstrate likely NABERS performance 12 months after project completion.
