Part of an urban regeneration scheme that repurposes the industrial warehouses of the Docklands, this mixed use precinct includes cutting edge office space that is a global headquarters for our confidential client in Dublin.

NDY was engaged for digital building design and construction monitoring for the Bolands Quay towers, which included working closely with our client to understand how best to leverage technology to solve their operational requirements, suit their budget and work with a large number of internal stakeholders.

The building was designed to the most rigorous client standards for digital buildings providing deep IP connectivity, cloud integration, data modelling and a system configured for future flexibility. The expected outcomes include:

  • MQTT based IP devices communicating to our client’s cloud platform
  • Cloud data lake for future flexibility
  • Data model to support machine learning based analytics
  • Cyber security compliant systems and implementation
  • Improved understanding of occupant space usage for key areas
  • Ready for integration with existing tenant apps
  • A transition towards improved and predictive maintenance instead of scheduled maintenance.

Our team is delivering design features including:

  • Developed base building control system integration strategy to ensure that existing systems can be connected to the client corporate network and data sent to the cloud for advanced analytics
  • Networked all systems where possible and selected as secure, open protocol, IP devices that transmit data directly to cloud without the requirement for gateways. This approach provided maximum transparency and future flexibility while retaining data flow to cloud-based analytics
  • Functional interoperability at an IP level between systems and a Master Systems Integrator (MSI) is being used to ensure the smooth implementation of digital building goals by the general contractor team
  • Review and assistance with MEP controls design for improved building efficiency and data acquisition
  • Validated all data with the MSI to ensure all data is correctly integrated to our client’s cloud platform
  • Technology solutions to suit client requirements, including:
    • Advanced occupancy monitoring systems
    • Vibration-based, wireless condition monitoring.
    • Informational dashboards
    • Collection of additional data from MEP systems.
