NDY was engaged by Moylan Homes to act as building services engineers, sustainability consultants and BREEAM assessors for this residential-led mixed-use development in Manchester.

The development consists of 61 apartments above 700 m² of commercial space. The target for the development is ‘zero carbon’; the residential element is aiming for a level 6 code for Sustainable Homes rating and the commercial component for a BREEAM rating of Excellent.

In order to deliver such a highly sustainable building, NDY pushed the boundaries of innovative design and proposed a combination of renewable energy solutions. The final proposal included biofuel CHP units combined and biomass boilers for primary heating and electricity generation. Wind and solar energy systems have also been incorporated to help achieve the ‘zero carbon’ goal.

The key project driver has been to reduce the amount of energy required to a minimum – NDY worked closely with the architect to ensure the facade works as efficiently as it can whilst still maintaining a significant proportion of natural daylighting.

Water use within the building will be minimised with the provision of grey water recycling systems, combined with reduced flow water fittings.

NDY has also undertaken numerous CfSH and BREEAM assessments in order to provide an appropriate framework for the project’s development.
