The Annex — Digital Infratech fitout, Brisbane, QLD

The Annex at 12 Creek Street is a sustainable 12 floor commercial building that overlooks the Brisbane River. Located on level 8 of this prominent A Grade building, Digital Infratech’s new office aligns with the company’s focus on sustainability, innovation and the environment.

Starting from a warm shell space that spans 610 m², the flexible workspace includes a number of informal working and breakout spaces, boardrooms and open plan office areas.

As the base building engineers on The Annex and having developed tenant fitout guidelines as part of that original engagement, our team used their knowledge of the tower to design solutions that reused many of the existing building services. This sustainable approach reduced unnecessary waste, minimising the fitout’s environmental impact and helping to align the high sustainability targets of the base building as well as reducing cost.

Our design included kitchenettes, single person offices and boardrooms around the perimeter of the floor plate to take advantage of the building’s views and natural light. It provided additional outside air to increase occupancy rates and allow denser occupancy of the space, whilst improving air quality and ventilation. Our electrical system design aligns with the day-to-day activities of the tenants, featuring flexible meeting rooms and multiple breakout spaces.

Pipe reticulation had been an issue in this building previously, with large ducts making it a challenge. To address this, our design rerouted pipework from the kitchenettes through wall buildouts. Working closely with the client and architect, the pipework was concealed behind planters within a buildout, enhancing the aesthetics of the space.

The Annex embodies Digital Infratech’s dedication to sustainability and innovation by merging multiple locations into a single office. This beautifully crafted space not only supports the wellbeing of its people but will see this tech company well into the future.
