Industry Superannuation Property Trust (ISPT) fully upgraded the building services for 2 Constitution Avenue, a 20,000 m² office building constructed in the mid 1980’s. The project budget was $25 million.
The upgrade objective was to exceed 4.5 star NABERS energy and 5 star Green Star to ensure that the building is positioned to retain and attract government tenants.
NDY advised on all sustainability issues related to the project, carried out detailed energy modelling to compare refurbishment options, reviewed the current and future NABERS results and advised on Green Star options.
NDY was also involved in an extensive building survey and upgrade options study. During the options study phase the environmental impact, program, budget and impact on the existing tenants was considered in the final selection of an upgrade option.
NDY was also engaged as the Building Information Modelling (BIM) consultant. As part of this role, NDY collated 3D drawings from the consultant team and produced an integrated 3D model of the building. This model was then utilised to assist in coordination, construction sequencing and to improve understanding of the project spatial issues. When complete, the BIM will contain information on all plant and equipment nominated through the design process. This will be critical to the ongoing maintenance and operation of the building and will assist the sustainability objectives be realised.
Careful attention was given to the staging of the programme to ensure that all works were completed with minimal disruption to tenants. The building remained occupied during the refurbishment.
