Dexus Property Group engaged NDY for the optimisation of internal comfort conditions and to increase the energy performance at 60 Miller Street in North Sydney by redesigning the software routines in the existing building management and control system.

The building was rated at 2.5 Star NABERS Energy rating and through energy modelling was predicted to achieve 4.0 Star.

The BMS software was re-engineered with new control algorithms which are un-conventional by collecting zone demand requests (votes) from the 300 plus variable air volume (VAV) terminal control units. Through the implementation of this innovative design, the building has recorded energy savings in excess of 42% the from previous year.

In addition to the controls modifications, the DX cooling plant was upgraded to high efficiency chillers and an optimisation control strategy.

Through a 12 month monitoring and tuning period, NDY optimised the energy savings to a 55% reduction and in 2013 the building surpassed client expectations and achieved a 5 Star NABERS Energy rating.
