Located on levels five to seven in the North Tower at 80 Collins Street, Dexus Place is a new commercial offering for Dexus. With a vision to complement their facility at 385 Bourke Street, this flexible workspace split over three floors offers bookable desk zones, a large atrium space that connects to combinable training rooms/event space, breakout areas and various sized meeting rooms throughout.

Before the architect, Warren and Mahoney, brought their design to life, the existing space was small, dark and had limited space in the ceiling for services reticulation due to the existing building structure. NDY worked closely with the architect to open up the space and create a coordinated services solution, with a strong focus on mechanical services and ductwork reticulation.

Designed to hold more people than the base building air conditioning infrastructure could support, a significant number of supplementary air conditioning units were required to maintain optimum temperatures across the floors. NDY reviewed several supplementary cooling options with the architect and client to ensure energy use and ongoing costs were minimised, while ceiling heights within the spaces were maximised. By working together and focusing on energy efficient solutions aligned with Dexus’ commitment to achieve net zero emissions across their group-managed portfolio by 30 June 2022, NDY was able to come up with a solution of using a combination of fan coil units served from the base building infrastructure, as well as high efficiency packaged units to ensure that both the client’s and architect’s requirements were met.

One of the key centrepiece features of the space is the intertenancy staircase connecting all three floors. With the integration of a fire engineered solution comprising of a fire curtain installation, to replace a built form solution, the staircase provides an open feeling of connection for the space.
