The iconic Rialto, located at 525 Collins Street and spanning 92,000 m2 over 55 levels, is currently undergoing refurbishments on multiple floors.

With a proactive approach to enhancing the quality, performance and value of the asset, Dexus aims to revitalise these floors, enhancing their appeal among prospective tenants, ensuring they stand as benchmarks among Melbourne’s premium office buildings.

Working with architects and interior designers Gray Puksand and Siren Design Group, our electrical team has worked through each floor modernising outdated switchboards, implementing new LED lighting and integrating automatic lighting control systems. These enhancements are central to optimising the electrical design, adding visual appeal, enhancing energy efficiency and ensuring functionality throughout the floors.

The fire protection system required a thorough assessment of compliance. Where needed, our team implemented essential upgrades to ensure the highest level of safety and adherence to regulatory standards.

The focus for the mechanical team was on enhancing the efficiency of floor-specific air handling units through upgraded controls and fans.

In addition to this, we prioritised efficient air distribution across open-plan floor layouts, achieving this through balancing and commissioning processes. This approach guarantees optimal airflow to each individual floor, providing comfort and functionality.

Our hydraulics team was dedicated to aligning amenities within revised plumbing layouts. The team delivered a revitalised tenant experience by incorporating upgraded fixtures, fittings and plumbing infrastructure that complements the new configurations.

Dexus’s commitment to achieving net zero targets and electrification introduced added complexity. To navigate this challenge, we maintained open communication with the client, discussing potential abortive work scenarios during floor refurbishments. This approach guarantees the refurbishments proceed smoothly for new tenants while minimising any potential disruptions in the event of future infrastructure upgrades.

The rejuvenation of these floors not only positions Rialto as a leader in premium office buildings but also offers significant benefits to prospective tenants.
