NDY was responsible for the building services design of the $11 m fitout of levels 1 to 5 at 15 Green Square Close for Queensland Urban Utilities.
The area included open plan workstations, offices, meeting rooms and casual meeting spaces, breakout area, boardroom, training room, print rooms, comms room and reception area.
The design was undertaken with the aim of achieving all project objectives including:
- Improved indoor environment quality, in areas such as ventilation, daylight and lighting levels, thermal comfort and internal noise levels
- Incorporate requirements for ongoing building operation and maintenance after Practical Completion. Systems were required to be durable and maintainable.
The design was completed as an integrated fitout in conjunction with the construction of the base building contract which at times proved challenging but also provided the perfect opportunity to incorporate ESD initiatives into the design. These included:
- Air to air heat exchangers
- Intelligent lighting control systems including daylight harvesting
- Submetering of individual energy uses
- LED and energy efficient light fixtures
- Leak detection and flood prevention systems.
