Aiming to raise the bar for their corporate space, the new major telecommunications company’s Adelaide office strikes the right balance between collaboration, connection, focus areas and wellness – all supported by technology in an environment demonstrating the client’s brand and culture.
The 3 level, 6,000 m² fitout consists of open plan workstations in clusters, boardrooms, meeting rooms, training rooms, quiet rooms, game rooms and kitchen facilities. NDY’s audiovisual design enabled connectivity throughout the space, allowing collaboration within the local office and globally.
Our fire engineering team liaised with the South Australian Metropolitan Fire Service (SAMFS) to deliver a new interconnecting feature staircase which included recommissioning the smoke extract and stair pressurisation systems. To remain compliant, only two floors could be connected without extensive fire and mechanical services engineering to allow smoke hazard management systems and pressurisation to operate effectively. A smoke curtain and reengineering of the mechanical services system resolved this challenge.
NDY proactively pre-selected long lead time equipment on behalf of the ‘Design and Construct’ builder to ensure program times were achievable. To keep the program moving, we collaborated with Woods Bagot and FDC throughout the project, managed stakeholder meetings and provided solutions to complex stakeholder briefings and approvals.
Our sustainability team also engaged with other consultants to ensure that the project achieved a 5 Star tenancy NABERS rating. The mechanical design incorporated an efficient supplementary water-cooled VRV system with air-side economy cycle on selected units. Additional occupancy sensors integrated with AV and compact light zoning ensured services were not running without demand. Smart metering enables occupants to view ongoing energy usage via in-tenancy displays, supporting occupant behaviour change and efficiency.
The company’s Adelaide office is ultimately a space that enhances staff experience, productivity and wellbeing.
